Warth Business Park in Bury is to undergo a redevelopment programme as owner St Modwen looks to reinvigorate the 14.3-acre site.
The developer, which bought the park for £9.5m in 2015, cited increasing confidence in the local market and a lack of available office and industrial space in the Bury area for triggering the project at what is the largest single-ownership commercial estate in Bury.
The multi-let 283,860 sq ft park, located between Bury, Radcliffe, the M66 and M60, will be partly reconfigured to deliver new industrial and office accommodation ranging in size from 1,500 sq ft to 50,000 sq ft. In all, there will be 140,000 sq ft of commercial space reconfigured and refurbished, and five new acres of compounds created.
Warth as it stands offers industrial and office space, a business centre, self-storage and storage compounds, and an onsite café.
The investment programme will include the removal of redundant units, replacement roofs and a comprehensive installation of new power, water and data infrastructure. The business centre will undergo external improvements and masonry repairs will be carried out to the original mill building.
David Nuttall, senior development manager for St. Modwen, said: “Warth Business Park is a well known site; it is conveniently located between Bury and Radcliffe and is easy to reach from the M66 and M60. It has always attracted good levels of demand from a range of local and national occupiers.
“We have confidence in the local market and know that this investment will help address the current lack of supply. We have a variety of accommodation on site and a range of good quality tenants. We’re looking to build on this solid base, create opportunities for growth and create value by delivering a range of high quality refurbished units for the Bury market.”
The site was the home of Macpherson Paints until the mid-1990s and has been operating as a multi-let business park for more than 15 years. St Modwen is also Bury Council’s development partner on Chamberhall Business Park.

Crewe-based Total Developments has begun construction of a speculative industrial scheme at Wardley Industrial Estate near Swinton.
Occupying a three-acre site, Pinnacle 52 will provide 52,500 sq ft of detached high bay warehouse accommodation with 2,500 sq ft of integral office space. The estate is already home to a range of occupiers including Stax Trade Centres, Wincanton, Ready Steady Store and Royal Mail.
Total, which remains in acquisitive mode after buying a 22-acre Middlewich site for £4.1m in October, picked up the Wardley site from Friends Life Insurance in July 2016. Working with architect C4 Consulting it achieved planning this summer. DB Pioneer has been appointed as main contractor to deliver the scheme, which is scheduled for completion in spring 2018.
Ed Chantler, director at Total Developments, said: “Pinnacle 52 is another scheme we are developing on a speculative basis, having brought forward nearly 250,000 sq ft space across sites in Deeside, Middlewich and Crewe. Pinnacle 52 gives occupiers an opportunity to acquire or lease a secure, self-contained site in a well-established West Manchester location within the M60.”

The Manchester building that is home to one of the UK’s largest indoor cranes is for sale.
Specialist property consultancy, Davies Harrison has been instructed to market a 73,000sq ft warehouse at the Vaughan Industrial Estate in the east of the city at West Gorton, Manchester.
The self-contained facility, which can be sub-divided, is also home to one of the largest overhead cranes in the UK with a 100 tonne capacity.
The building, which is owned by T&M Property Investments Ltd and was previously occupied by Cranes UK Limited, is available on a leasehold or freehold basis from £3.75 per sqft and £40 per sq ft respectively.
Rick Davies, Partner at Davies Harrison, said: “There is a distinct lack of buildings that are able to supply cranage facilities and this building provides three cranes from 25 tonnes to 100 tonnes. Davies Harrison, acting on behalf of Revelan, has disposed of a 76,000 sq ft refurbished warehouse facility at Discovery Park in Stockport, to Rowlinson Knitwear for £3.1m.
The vacant building was bought as part of Rowlinson’s future expansion strategy. BC Real Estate represented the purchaser.
Rick Davies of Davies Harrison said: “This building was the final phase of Discovery Park, which was acquired by Revelan on a speculative basis and subsequently undertook a comprehensive refurbishment of the entire Park. Phase one – totalling 34,000 sq ft of warehouse space – was sold to Indupart at the beginning of the year, prior to completion of the refurbishment works.
“Revelan’s investment in Discovery Park has resulted in an immediate increase in interest from prospective occupiers at a time when there is a real shortage of good quality stock – particularly in Stockport.”
Discovery Park is located off Crossley Road, close to its junction with the A6. Access to the regional motorway network is via J1, J26 and J27 of the M60 motorway approximately two miles away.
Gary Chapman of BC Real Estate said: “This was a challenging acquisition given the lack of quality stock in this location and our client is employee owned so was extremely location specific. We are therefore pleased to have acquired Discovery Park, which was essential for the next phase of Rowlinson’s development as a business.”

A warehouse in Manchester has been snapped up for £2.4m.
Inspection equipment manufacturer Elcometer, which already occupies the adjacent site, has acquired the 50,361 unit as part of its expansion strategy.
Acting on behalf of IDL, Davies Harrison disposed of the Ashton New Road property.
Rick Davies, partner at Davies Harrison, said: “There was considerable interest for this property mainly due to the limited availability of similar freehold properties within the region.
“We have seen strong occupational demand for freehold and leasehold properties since the beginning of the new year, which is very encouraging for the North West market as a whole.”

Independent property consultancy Davies Harrison has appointed Harry Fullerton as surveyor, taking the total number of staff to seven.
Based in Manchester, Davies Harrison offers a range of agency services specialising in the industrial sector.
Fullerton previously worked in the property team at Pets At Home, prior to which he was at Lambert Smith Hampton having graduated from Sheffield Hallam University.

Pin Property this week celebrated literally “raising the roof” in Rochdale at a VIP launch designed to showcase the company’s latest development. The former Woolworths distribution centre in Royle Barn Rd Rochdale measures 270,000 sq ft and sits on a site total of 17.5 acres. This local landmark building had been left to fall into a dilapidated state by previous owners. Renamed the Big W by Pin, the warehouse has now been totally transformed by a redevelopment that has involved stripping away the original asbestos roof, fitting steel column extensions to raise the height from 8m to 12.5m, and then installing a new composite roof. New cladding means that that building looks like a new build both externally and internally.

Coffee Nest Ltd has acquired a 9,441 sq ft industrial unit at Stockport’s S:Park after completing an £820,000 deal.
The firm, which has taken Unit 15 at Chancerygate’s development, will join fellow occupiers including Chinese electrics firm CHINT, Jaguar Land Rover and Big Yellow Self Storage.
Following the sale, just one 9,323 sq ft unit remains available at the site, which is adjacent to the M60. Andrew Lyn, director of industrial and logistics at JLL, which is joint agent for S:Park alongside Davies Harrison, says: “Well designed schemes in the North West are benefiting from the significant demand from native and new occupiers to the region looking to connect to the region’s well-established logistics industry.”

Developer Chancerygate has sold eight units at the S:Park industrial development in Stockport, bringing the site’s total occupancy to 85%.
The deals include the sale of an 11,808 sq ft unit to care hire business AMT Vehicle Rental and several others, ranging from 1,788 sq ft and 3,787 sq ft, to a number of businesses, including label supplier Phoenix Labels and commercial LED firm Tagra Lighting.
In total, the eight units comprise around 28,000 sq ft.
Chancerygate’s development director in Manchester, Mike Walker, said: “We were the first developer to undertake a speculative development of this type in the North West in the current cycle and these deals demonstrate it was the right decision.
“We have provided space that is suited to the needs of modern businesses. We are actively looking for further sites across the North and North West to keep this momentum going.“
Industrial teams at professional services firm JLL and chartered surveyors Davies Harrison, which are joint agents of the development, secured the deals on behalf of Chancerygate.

Russells Construction is speculatively developing 30,000 sq ft of industrial space on Ashburton Road West in Trafford Park.
BoxWorks will contain a 26,264 sq ft warehouse and 3,116 sq ft office.
The contractor has completed demolition of the former Trafford Park bakery and is undertaking groundworks prior to construction of the 10m-high steel-frame unit. The road-front building, designed by Cube Architecture and structural engineers Healy Consulting, will be finished in contrasting tones of composite cladding, giving a contemporary look.
The scheme is set for completion by June 2016 and agents Davies Harrison and CBRE have been appointed to find an occupier. Russells, which owns the site situated opposite their office on one of the main routes into Trafford Park, is in negotiations with a UK investment fund over the acquisition of the unit on completion.
Director Andrew Russell said: “There has been very little in the way of this size of speculative development since before the recession, and there is limited availability of this type of good quality unit, so we are cautiously confident of its attracting an occupier prior to completion.
